New Housing Developments For York, Hull, And Sheffield

Planning permission has been given for a 970-home garden village in York, Insider Media reports. The green light was given after developer Redrow launched an appeal against the original negative decision.

The 164-acre development will include 970 homes of between one and five bedrooms, as well as amenities such as schools and shops, and newly created green spaces. The construction process is expected to be staggered over 10 years.

Redrow Yorkshire’s land and planning director Traci Moore said: “This decision is a huge milestone and this development will be a real flagship for the division.”

She added: “Redrow has several major garden village developments underway across the country, including the outstanding example at Woodford Garden Village in Cheshire, which has been created in line with our placemaking principles.”

“Our garden villages combine a wide range of meticulously designed, quality homes with opportunities for leisure, recreation and play and our development in York will be no different. It will be a highly desirable place to live.”

Meanwhile, over 130 new council homes are set to be built in Hull, after the City Council cabinet approved plans for the affordable homes at Dane Park. Insider Media reports that the original consent was given for 99 homes in 2021, but after a £28.5m investment by the council, the plans have been revised upwards to meet increased demand.

The new homes will be built on unused brownfield land, and new public green spaces will be created as part of the development.

Cllr Jan Loft, portfolio holder for housing and homelessness, said: “Dane Park and Isledane are strategically important brownfield development sites. Both sites are fully designed with planning consent in place and will provide 133 new homes which are much needed in the area.”

She added: “The design itself seeks to reduce carbon emissions through a fabric first approach and looking to introduce other technology to lower carbon emissions whilst keeping energy bills down. Our next steps will be to procure a lead developer partner to enable a long-term approach to delivering affordable homes across the city.”

50 further affordable homes are set to be built in Sheffield city centre on a former used car sales plot. The scheme is a partnership between Great Places and Beluga Group, with part funding by Homes England. The five storey apartment blocks on London Road will have one and two bed flats available at affordable rental rates.

Helen Spencer, executive director of growth at Great Places, said: “We’re delighted to be starting work with Beluga Group to transform a derelict site on London Road into 51 much-needed affordable homes close to Sheffield city centre.”

She added: “Building much-needed additional affordable housing in all of the areas we operate in continues to be a key priority for us. There’s high demand from residents in the area looking for local affordable accommodation, and we’re confident our development will help to alleviate the shortage of affordable housing in the area.”

Work is expected to commence shortly with a completion date of early 2024.
